Acceptance

The site is operated by Beaver Log Homes, Inc., Kalkaska, Michigan. We may update these Terms at any time; continued use after changes means you accept the updated Terms.

Estimates & quotes

Estimates, price ranges, and quotes we provide — online, by phone, or in writing — are for planning purposes and are not a binding offer unless confirmed by us in a written order or sales agreement. Final pricing depends on your selections, specifications, materials, and shipping destination.

Orders & payment

By placing an order you represent that you are at least 18 and authorized to use the payment method provided. Payments are processed securely by Square. We may refuse or cancel any order — for example, due to errors in pricing or availability, or suspected fraud — and will refund any amount charged for a cancelled order.

Pricing & availability

Prices are shown in U.S. dollars and may change without notice. We work to keep product information accurate, but we do not warrant that descriptions, pricing, or availability are error-free. If a product is listed at an incorrect price, we may cancel the order and refund you.

Product information

Logs are a natural material; color, grain, and minor variation are expected and are not defects. Product images are representative. Log home kits are building components, not a finished structure; proper site preparation, permitting, construction, and maintenance are the responsibility of the buyer and their builder. Any product warranty we offer is provided separately in writing and is the sole warranty for those goods.

Shipping & returns

Shipping, delivery, returns, and refunds are governed by our Returns & Shipping Policy, which forms part of these Terms.

Intellectual property

The site and its content — including text, photographs, logos, the Beaver Log Homes name and mark, and the Beaver Building System — are owned by us or our licensors and are protected by law. You may not copy, reproduce, or use them without our written permission.

Your submissions

When you send us information through a form, application, or message, you confirm it is accurate and that you have the right to share it. You grant us permission to use that information to respond to you and provide our services, consistent with our Privacy Policy.

Third-party links

The site may link to third-party sites and services (for example, Square or Perma-Chink product information). We are not responsible for their content or practices, and your use of them is governed by their own terms.

Disclaimer of warranties

Except for any written product warranty we expressly provide, the site and our products and services are provided "as is" and "as available," without warranties of any kind, whether express or implied, including implied warranties of merchantability or fitness for a particular purpose, to the fullest extent permitted by law.

Limitation of liability

To the fullest extent permitted by law, Beaver Log Homes will not be liable for indirect, incidental, special, or consequential damages arising from your use of the site or our products. Where liability cannot be excluded, it is limited to the amount you paid for the product or service at issue.

Indemnification

You agree to indemnify and hold harmless Beaver Log Homes and its owners and employees from claims arising out of your misuse of the site or violation of these Terms.

Governing law

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in or serving Kalkaska County, Michigan, and you consent to their jurisdiction.
