Beaver Log Homes
A Beaver Log Homes Project · Kalkaska, Michigan

Three generations. One conviction.

A 40-home transitional community in Northern Michigan — built by a Michigan family business, for Veterans, women and children, and young adults aging out of foster care.

01 — The Need

The numbers leave only one conclusion.

Across Northern Michigan, three populations are running out of housing. We can build forty homes in 120 days. The math is unavoidable.

~800
Unhoused Veterans in MichiganOn any given night — the HUD-VASH vouchers exist; the housing to use them doesn't.1
8,000+

$200K

The need is established. The solution is engineered. The capital stack is conventional. What's missing is the partners willing to build the first one.

02 — The Solution

Forty homes. Three resident wings. One twelve-acre community.

Each wing operated by an established Michigan 501(c)(3). The mix is deliberate: Veterans who have been homeless are fiercely protective of families with children, foster youth gain older adults who become informal mentors, and mothers see discipline and accountability modelled daily. Designed correctly, the three populations strengthen each other.

03 — Our Family

Beaver Log Homes is a family business.

My grandfather Ellis started this company in 1967, in a workshop just off Cedar Street in Kalkaska. He hand-built log homes for families he knew personally. My father Richard took the reins in the 1990s and grew the business across the country. I run it now — third generation under our family name.

In over 60 years, we've shipped log home packages to families across America. Vacation homes. Primary residences. Hunting cabins. We've built our reputation on a simple idea: a real log home, hand-crafted from real timber, lasts longer and feels more like home than anything else you can put on a piece of land.

Beaver Crossing is the first home we will build for families who can't afford one. We are the manufacturer-partner — not the developer, not the operator. We bring the homes, the engineering, the speed, and our family's name. We're asking for partners to bring the rest.

04 — The Partners

Four partners working with us.

Beaver Crossing is the first community we're building for individuals in need. We are the manufacturer-partner — we bring the homes, the engineering, the speed, and our family's name. We're looking for partners to bring the rest.

PARTNER 01
Developer
Leads operations
A Michigan LIHTC-experienced developer leads the project entity, closes the capital stack, manages construction, and stabilizes operations.
PARTNER 02
Land Partner
Contributes the site
Twelve acres in Northern Michigan — through donation, below-market sale, or long-term ground lease. Foundations, churches, and counties are the likely sources.
PARTNER 03
General Contractor
Site work & finishing
A Michigan GC handles site preparation, foundations, utilities, and exterior finishing around the Beaver-erected log home shells.
PARTNER 04
Anchor Capital
Catalytic investor
$500K to $2M in concessionary capital — PRI, MRI, charitable, recoverable grant, or Opportunity Zone — to bridge what conventional housing capital won't cover.
